As a landlord, you need to be reachable should they have a question or query about something. You don’t want your phone to be buzzing every two minutes. You also should make sure you get back to your tenants in a reasonable timeframe should they need you.

Try and aim to get back to them within 24 hours. Be quicker if it’s something urgent such as a leak, they have no hot water, or if they’re locked in! These are all more serious matters that can only get a lot worse.

Get problems fixed in a timely manner

It’s only inevitable that sometimes things go wrong with rental properties. Therefore, you need to be prepared for this to happen. Make sure if things do go wrong, such as a boiler breaking or the oven stopping working, that you get there promptly to fix it.

Your tenants will appreciate that you’re there for them and that you’ve got it fixed. Leaving problems for too long will not only create longer-term issues for your tenants but for you also. So it’s best all around for you to get it sorted sooner rather than later.
